Cancellation
Period before Departure Cancellation Charges.
More than ten weeks Loss of deposit.
5-10 weeks 50% rental cost
Less than five weeks 100% rental costs.
The person who signed the Reservation Form must confirm all cancellations in writing.
Insurance
We strongly recommend that you ensure that you have adequate Travel Insurance for the duration of your stay, to cover eventualities such as cancellation, accident, sickness and damage.
Liability
The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects, however caused as a result of the use of the pool, and villa. It is the responsibility of the Adult members of the party to ensure that the children are always properly supervised when in or near the pool, deck and villa.
Florida Wildlife
Florida has a large and varied natural wildlife, and guests are strongly advised not to feed, touch, chase or in any way provoke any wildlife they may encounter. If they are in any way concerned or unsure about anything in or in the vicinity of the villa, they are asked to call the Management Office for advice.
Force Ma?jeure?
The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damages or changes caused by Force Ma?jeure? e.g., strikes, floods, closure of airports or shops, weather conditions, power loss or other events beyond our control.
Recreation Vehicles
No RV's are allowed on the villa property or parking area. No RV's can be connected to any of the Villas amenities, including gas, electric or water.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay, please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported as requested, to the Management Company, the owner cannot accept any responsibility whatsoever.
Swimming Pool
From time to time the swimming pool requires maintenance or repair, and may be unavailable. Every effort is made to carry out work on the pool when no guests are staying in the villa, but occasionally this is not possible. In this unlikely event, liability on the owner will be limited to the refund of the pool heating charge £80.00/$144.00 per complete week pool is not available, and pro rata amount if less than a complete week. This liability will also apply if pool heating was booked and paid for ?on location? through the Management Co, at the same rate. If no heating was booked or paid for, then liability will be limited to a refund of money to the maximum amount of £50.00/$90.00 for every complete week pool is not available, and a pro rata amount if less than a complete week.We would also advise that due to the size of the pool, it can take up to forty eight (48) hours for the water to reach it?s optimum temperature, in relation to the prevailing climatic conditions. Pool heating charges will still apply during this ?warm up? period. Thank you.
Reservation Form / Payment of deposit
Completion and submission of the reservation form, or payment of the deposit, is confirmation that the guests have read, understood, and agree to comply with these Terms and Conditions. If booked via the Internet booking form, phone, or a deposit paid, then confirmation also made that guests read and understand and agree to comply with all these Terms and conditions. In this case, no signature is required.

Bookings
An initial reservation may be made by telephone, post, on-line booking form or e-mail and will be held for seven days pending the return of the completed Reservation Form and initial deposit, or longer if communication is taking place. The submission or signing of the Reservation Form and payment of the deposit by the party leader, confirms acceptance of the Terms and Conditions set out below, and shall be binding on the person(s) booking and intending to occupy the premises.
Occupancy
No pets are accepted, unless agreed and confirmed at time of booking.
For the comfort of all guests, the villa is a non-smoking home, however smoking is permitted on the patio/lanai area. Please use the ashtrays that are provided. If guests do smoke in the villa, the cost of fumigation will be deducted from the security deposit.
To ensure comfort, security, and compliance with the licensing legislation, only persons named on the Reservation Form may occupy the villa, and any persons not on the Reservation Form will be asked to leave.
Rental Period
Any stay of 4 nights or less will incur a cleaning fee of £45/$75.00 The villa is available for occupation from 1600 hours on the day of arrival and must be vacated by 1000 hours on the day of departure. A later departure may be possible but may incur an additional charge, and must be confirmed in writing or e-mail prior to commencement of the holiday.
Payment
A deposit of £100.00/$180.00 is due when returning the Reservation Form. On receipt of your deposit we will bank your cheque, await clearance, and then send out a receipt and confirmation of your booking.
Payment of the balance is due 8 weeks prior to your departure. On receipt of this, and the clearance of your cheque, or payment to our Management Company by credit card, we will send out your final instructions and information. If pool heat is required this should be requested at the time of booking.
Security Deposit
The client is held responsible for any damage or breakages that may be caused to the property or its contents, and also for all items on the inventory during your stay. Any breakages or damages must be reported to the Management Company as soon as possible, and before you vacate the property. At no time should any of the inventory items be removed from the property (With the exception of the stroller, buggy and walkie-talkies if needed).
We require a security deposit of £200.00/$360.00 to be paid at the same time as your balance, or credit card details to be given to our Management Company on arrival, if agreed previously. This deposit will be repaid following your departure, providing our local Management Agency have reported no breakages or damage. The inventory is checked prior to your arrival, and following your departure.
We reserve the right to retain the security deposit, either in full or part, to cover breakages, damage or missing items. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.
We reserve the right to pursue a quest for recompense for any and all damages caused, which may exceed the value of the security deposit, within 14 days of being served notice of same.
Florida has a sub-tropical climate, and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas, it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be passed on to you.
